About XSEAL: from car parts to a drier garage

XSEAL is a garage door threshold seal from X8R Ltd, a UK business based in Ramsgate, Kent. Before we made anything for garages, we spent years doing one thing: finding the parts that let people down, and designing better ones.

Where we come from

X8R started in the car world. We design improved replacement parts for vehicles, focused on common faults, the kind of part a manufacturer builds down to a price and that fails again and again. Rather than sell you a whole new assembly, we find the component that actually fails, redesign it so it lasts, and supply it with clear fitting instructions and video guides so you can fit it yourself.

That work has covered everything from aerial seals and fuel pump repairs to wiper and door lock fixes, plus security products for vans. It taught us a simple rule: if you understand exactly why something fails, you can design something that doesn't.

A problem closer to home

Like a lot of people, we had garages that were damp. Rain found its way under the door, leaves and grit collected inside, and cold air came straight in along the floor. Anything stored near the door ended up wet, and the space was never comfortable to use.

The fix is well known: a raised threshold seal bonded to the floor, so the door closes down onto it. But when we looked at what was available, we saw the same kinds of design trade-offs we'd spent years fixing on cars. So we did what we always do and designed our own.

How we designed XSEAL

We treated the damp garage like any other fault: understand exactly why it happens, then design the part around the real conditions it has to work in.

  • The gap is rarely even. Most garage floors aren't perfectly flat, so XSEAL is made from a flexible material that follows the contours of the floor instead of bridging over the dips.
  • It has to take a car. The heavy duty profile is 80mm wide and 18mm high, tall enough to hold back rainwater and low enough to drive over once the adhesive has cured.
  • The bond is everything. The underside is ribbed with grooves of different widths and depths, giving the adhesive more to grip for a strong, permanent bond.
  • People will walk over it. A bright yellow line runs the full length so the threshold is easy to see and harder to trip on.
  • Fitting should be simple. Every kit includes hybrid adhesive and sealant, and the seal cuts to length with an ordinary hacksaw.
  • No two doors are the same width. We offer 16 lengths from 7ft to 30ft, so you can buy the size you need rather than paying for extra you'll cut off
